Boost for Edinburgh office market as project completes next to city railway station
“The programme of work has been specifically shaped around the needs of modern occupiers” – Toby Withall, Knight Frank
A major overhaul of an office building overlooking Haymarket railway station in Edinburgh has been completed at a time when high-grade space in the city is said to be “acutely needed”.
Three floors of 65 Haymarket Terrace are now ready for occupation following the project, bringing almost 20,000 square feet of office accommodation to Edinburgh’s tightening supply. The building is owned by a client of CBRE Investment Management and is being marketed by property consultancy Knight Frank.
A range of enhancements have been made to 65 Haymarket Terrace, focused on supporting “occupier performance, wellbeing and sustainability”. As well as upgraded air conditioning and LED lighting throughout the building, new showers and locker facilities have been installed along with secure bike storage to encourage active commuting. The reception area has also been expanded and modernised.

The building’s current occupiers include law firm Harper Macleod, Thorntons Solicitors and alcohol-free beer producer Brulo.
Toby Withall, office agency partner at Knight Frank Edinburgh, said: “65 Haymarket Terrace’s refurbishment delivers immediately available, high-quality Grade A office space in Edinburgh city centre at a time when it is acutely needed.
“The programme of work has been specifically shaped around the needs of modern occupiers, with a clear focus on sustainability, wellbeing, and floorplates that match their requirements.
He added: “With demand for Grade A accommodation continuing to outpace supply, and little new product coming on stream, 65 Haymarket Terrace will provide much-needed options for occupiers currently looking for space. With a range of lease events coming up, we expect to see a good deal of interest in the space.”
Research this summer suggested businesses looking for new offices in Edinburgh were prioritising “certainty around costs and delivery” as demand grows for fully fitted-out space.
The second quarter of 2026 saw some 124,000 sq ft of office space transacted across the capital, with an additional 90,000 sq ft of so-called “regear” activity on top of this, according to the latest findings from property consultancy JLL. Grade A and prime space accounted for just under half of all city-wide activity.
