COMMENT Craig Barrie, founder of Revere estate agency, offers some tips for successful buying and selling

As 2025 draws to a close, Edinburgh’s property market shows subtle shifts compared with last year, offering insights for homeowners, landlords, and buyers. While overall activity remains steady, the way properties come to market and sell is evolving.

We’ve analysed our own figures and statistics from Rightmove to paint a picture of the housing market in the Scottish capital.

New listings have dipped compared with 2024. After a strong spring, with May hitting the highest level of new listings for the year, summer and autumn were quieter, contributing to an annual drop of around 5.5 per cent in new listings. Available stock has remained steady, meaning the market is competitive, but homes are still moving.Sales agreed followed a similar pattern. Spring was busy, particularly May, but activity eased in late summer and autumn, resulting in a 3.3 per cent year-on-year decline. But the average time to sell a property has improved slightly, showing homes are moving faster than in 2024.

A trend becoming more noticeable is the rise in property chains. With more people needing to sell and buy at the same time, transactions are increasingly complex. Chains involving multiple properties can introduce delays, increase the risk of last-minute fall-through, and make timing critical. Understanding chain dynamics has never been more important for sellers.

A strong pricing strategy and effective marketing are essential. With fewer properties reaching a closing date in Edinburgh, pricing your home correctly and presenting it well can make all the difference.

Choosing an estate agent with strong negotiation skills ensures you can navigate offers and chains efficiently, boosting your chances of a successful sale even when the market is quieter.

While the numbers provide a snapshot, the real story is about timing, preparation, and strategy. At Revere, we help clients position their homes effectively and guide buyers through complex chains. Even in a year where totals have edged slightly down, Edinburgh remains a dynamic market. With the right approach, smooth, successful property transactions are achievable at any time of year.
